All tarrifs based on two adults sharing and to include breakfast.
Single occupancy is £20/night discount on the double occupancy rate.
Children aged 8 to 14, please contact us directly for pricing. Over the age of 15 charged at the adult rate.<
We are happy to welcome well behaved dogs and our only stipulations are, that you do not allow your dog on the bed in the bedroom, we ask that you do not bring your dog into the breakfast room at breakfast time........ this latter point is really about respect for other guests, we don't know how dogs may behave with other guests, or whether other guests will appreciate the presence of dogs in the room at Breakfast time - we are flexible though, if all the other guests are happy for your dog to be there, then so are we. We also do not want dogs left to run off a lead in our garden, this is because the area is not entirely fenced in.

Where we have stated minimum of a 2 night stay, please do check with us directly if you do have a 1 night requirement, as we may have gaps between other bookings as availability for those periods.

Booking Conditions
Check in is from 4pm to 7pm, other times by prior arrangement
Rooms should be vacated by 10:30 am on the day of the departure.
We welcome children and we will do our best to accommodate but may not be able to support some combinations due to property layout and request customers contact us to discuss.
We also accept well behaved short hair dogs.
We regret that no allowance will be made for meals not taken, temporary absence or early departure.
Guests parking vehicles in the car park do so at their own risk.
We ask, as confirmation of your booking, that the first night is paid in advance (within seven days of making the booking). Should the booking need to be cancelled, this deposit is refundable unless the cancellation falls within seven days of the holiday. All booking and deposits are acknowledged by email or letter. The balance is payable before departure.
Guests using the broadband facilities agree not to use the service for unlawful or illegal purposes.
We reserve the right to make a charge for damage to the room and/or equipment and/or exceptional cleaning; this charge will include the full cost of the room for the duration it is rendered unusable if this exceeds 24 hours.
Access Statement
Whilst we have done as much as we can to make our traditional edwardian farmhouse accessible for all, we are unable to alter some aspects without making fundamental changes to the structure; for example all of our bedrooms are on the first floor and it is impractical to install lift access to these, therefore we will not be able to accommodate those with severe physical disabilities.
Being a small business we are able to provide a personal service and assistance is offered with luggage from the car, off-road parking is provided to the side of the house which has a gravel surface. From here it is a short walk along a path and one step to the porch and front door, guests are welcomed into the lobby where the guest dining area, lounge and stairs are accessed. Guests are supplied with a key to their room and a key to the front door so that they are able to come and go as they please.
All indoor areas are well lit and there is lighting outside the house; torches are always available for walking to the village.
Mobile telephone reception can be poor in the area, but we also offer free Guest WiFi which is new and a very good service..
