1st January to 2nd April. £75/night based on 2 people sharing on a B&B basis.


3rd April to 9th April £85/night based on 2 people sharing on a B&B basis.


10th April to 12th April £90/night based on 2 people sharing on a B&B basis. Easter Min 2 night stay.


13th April to 30th April £85/night based on 2 people sharing on a B&B basis.


1st May to 3rd May £90/night based on 2 people sharing on a B&B basis. Early May BH Min 2 night stay.


4th May to 21st May £85/night based on 2 people sharing on a B&B basis.


22nd May to 24th May £90/night based on 2 people sharing on a B&B basis. Late May BH Min 2 night stay.


25th May to 31st May £85/night based on 2 people sharing on a B&B basis.


1st June to 31st August £90/night based on 2 people sharing on a B&B basis.


17th July to 31st August Min 2 night stay.


1st September to 17th October £85/night based on 2 people sharing on a B&B basis.


18th October to 19th December £75/night based on 2 people sharing on a B&B basis.



Single occupancy is £20/night discount on the double occupancy rate.

Children aged 8 to 14, £30/night each. Over the age of 15 charged at the adult rate.

We welcome short haired, well behaved dogs. (Simple rules are, dogs not allowed on the beds or in the breakfast room at breakfast time).

Where we have stated minimum of a 2 night stay, please do check with us directly if you do have a 1 night requirement, as we may have gaps between other bookings as availability for those periods.

Booking Conditions

Check in is from 4pm to 7pm, other times by prior arrangement

Rooms should be vacated by 10:45 am on the day of the departure.

We welcome children and we will do our best to accommodate but may not be able to support some combinations due to property layout and request customers contact us to discuss.

We also accept well behaved dogs.

We regret that no allowance will be made for meals not taken, temporary absence or early departure.

Guests parking vehicles in the car park do so at their own risk.

We ask, as confirmation of your booking, that the first night is paid in advance (within seven days of making the booking). Should the booking need to be cancelled, this deposit is refundable unless the cancellation falls within seven days of the holiday. All booking and deposits are acknowledged by email or letter. The balance is payable before departure.

Guests using the broadband facilities agree not to use the service for unlawful or illegal purposes.

We reserve the right to make a charge for damage to the room and/or equipment and/or exceptional cleaning; this charge will include the full cost of the room for the duration it is rendered unusable if this exceeds 24 hours.



Access Statement

Whilst we have done as much as we can to make our traditional edwardian farmhouse accessible for all, we are unable to alter some aspects without making fundamental changes to the structure; for example all of our bedrooms are on the first floor and it is impractical to install lift access to these, therefore we will not be able to accommodate those with severe physical disabilities.

Being a small business we are able to provide a personal service and assistance is offered with luggage from the car, off-road parking is provided to the side of the house which has a gravel surface. From here it is a short walk along a path and one step to the porch and front door, guests are welcomed into the lobby where the guest dining area, lounge and stairs are accessed. Guests are supplied with a key to their room and a key to the front door so that they are able to come and go as they please.

All indoor areas are well lit and there is lighting outside the house; torches are always available for walking up to the village.

Mobile telephone reception is poor in the area, Orange being the main operator. We have a list of emergency telephone numbers and would offer assistance during the night if required, a bell on the kitchen door can be used to obtain our attention.
